BACKGROUND:
The applicant is requesting a rezoning of the property located at 3370 Morgan Road from AG, Agriculture to R-1B, Single-Family Suburban Residential district. The site is approximately 8 acres and is surrounded on the east, west and south by existing residential and vacant land zoned R-1B. Vacant agricultural property is located to the north of the site.
The Future Land Use Plan designates the subject site and the surrounding area as Suburban Residential. The Suburban Residential future land use designation areas are intended to provide moderate residential density (2.5 dwelling units per acre) areas that consist primarily of detached single-family units. Rezoning to R-B is consistent with the Master Plan and the surrounding zoning.
The Planning Commission held a public hearing on November 3, 2022. After holding a public hearing, and considering the planners report and public testimony, the Planning Commission approved the necessary resolutions of approval.
The Planning Commission found that the rezoning standards have been met for the following reasons:
1. The proposed rezoning to R-1B meets the intent of the Master Plan and the surrounding area.
2. The proposed R-1B zoning is complementary to the surrounding land uses.
3. There are no uses in the R-1B that should not be able to be served by services, facilities, and/or programs.
4. Rezoning the property would not establish a precedent and would bring the site into similar zoning classification as the surrounding properties.
If the rezoning is approved the applicant will submit a site plan for Planning Commission consideration.
