Authorize the Supervisor and Clerk to enter into an Agreement for Appraisal Service with Gerald Alcock Company, LLC for an Appraisal for Tax Tribunal case with BR Ann Arbor, LLC for a cost not to exceed $8,000.00, subject to Township Attorney approval


BOARD ACTION REQUESTED:
Authorize the Supervisor and Clerk to enter into an Agreement for Appraisal Service with Gerald Alcock Company, LLC for an Appraisal for Tax Tribunal case with BR Ann Arbor, LLC for a cost not to exceed $8,000.00, subject to Township Attorney approval
BACKGROUND:

BR Ann Arbor LLC, is protesting the value of the land and building for the property on 3776 state St for the year 2021.  The Valuation, appraisal, is due on Oct 6 to the Michigan Tax Tribunal.  Mike Williams, MAI, president/principal of Gerald Alcock Company, LLC will be doing the appraisal.  Their fee is $4,650 for an appraisal for 2021 and $2,750 for a second valuation for 2022.  Also an hourly charge of $250 will be billed for any post appraisal work for review, prep, consult, and testimony.  

 

I have consulted with several other appraisers and most said they could not do the appraisal on such short notice.  One other appraiser quoted a figure more than three times what Mr. Williams was charging.
