FROM:

DATE:

SUBJECT:

Adopt at Second Reading for ZOA #22-223, The Walden Planned Unit Development

BOARD ACTION REQUESTED:
Adopt at Second Reading for ZOA #22-223, The Walden Planned Unit Development
BACKGROUND:

Petition ZOA #21-221 and RZ 20-05 The Walden PUD was received by the Township on June 1, 2022 requesting a map amendment to rezone two (2) parcels and a portion of a third parcels to a Planned Unit Development, in order to construct a one (1) four-story multiple family dwelling structure containing 121 dwelling units.  The site contains significant woodlands and wetlands.  The applicant has modified the development to reduce impacts on the site’s natural features by utilizing the portions of the site that have been previously developed, and limiting the development to a single building with associated parking and site improvements.

Currently, the 20-acre site contains several single-family homes and outbuildings.  The current configuration is considered non-conforming.

The applicant is seeking a PUD to permit a multiple-family development with flexibility to preserve the site’s existing natural features.  The applicant provides for 17.42 acres (85.39%) of the site will remain as open space.

The development will consist of 121 units within one (1) four-story structure (45-foot building height).  Unit type, quantity and size are noted below:

  • 12 Studio Apartments – 550-625 SF
  • 54 One-Bedroom/One-Bathroom Apartments – 750-850 SF
  • 55 Two-Bedroom/Two-Bathroom Apartments – 1,025-1,075 SF

The Pittsfield Township Planning Commission held a public hearing and received and considered public comments on this petition on January 27,  2022.  On June 2, 2022, the Planning Commission found that the Planned Unit Development standards were met, and voted 7-0 to recommend the resolutions of approval of the proposed Planned Unit Development for the Board of Trustees consideration.
